General Terms and Conditions of Seasonal Rental

1. This seasonal rental contract is reserved for exclusive use as a tourism rental.

 

2. Duration of stay: The tenant, who electronically signs this contract for a fixed term, shall not, under any circumstances, claim any right to remain in the premises after the agreed-upon reservation date for the tourist stay.

 

3. Conclusion of the contract: The reservation will become effective as soon as the tenant has sent the owner the deposit amount defined at the time of the online booking. The rental cannot, under any circumstances, benefit third parties, either physical or legal persons, without the owner’s consent. Any breach of this clause may result in the immediate termination of the rental at the tenant’s sole expense, with the rental payment being irrevocably retained by the owner.

 

4. Cancellation conditions: In the event of cancellation by the tenant: any cancellation must be notified in writing to the owner. The amount of the stay previously paid by the tenant cannot be claimed if the cancellation occurs less than 20 days before the stay. Without prior agreement, if the tenant does not arrive before midnight on the scheduled day of the stay, this contract will become null and void, and the owner may reclaim the property.

Interruption of the stay: In the event of an early departure, the total rental amount will remain fully retained by the owner. No refunds will be issued.

 

5. Arrival: The tenant must arrive on the date indicated in the reservation from 4:00 PM. An access code for the entrance door will be provided by the owner a few hours before arrival, via SMS or email.

 

6. Departure: The tenant must vacate the premises by 10:00 AM at the latest, unless agreed otherwise with the owner. Occupying the property after the authorized checkout time may incur additional charges, and the owner reserves the right to deduct these from the security deposit.

 

7. Tourist tax: The tourist tax is a local tax. The owner is responsible for collecting this tax.

 

8. Inventory of fixtures: An inventory will be conducted at each tenant’s departure. This inventory will serve as the only reference in case of disputes regarding the condition of the premises.

The cleanliness of the property upon the tenant’s arrival must be noted on-site. The tenant is responsible for cleaning the premises during the rental period. A cleaning fee will be charged, ranging from a minimum of €50 to a maximum of €80.

 

9. Security deposit: At the time of booking, a security deposit of €1,000 will be secured by the owner through a bank guarantee and will be used in case of any damages during the stay.

In the event of damage to items listed in the inventory during the stay, only the owner is authorized to carry out the repair and/or replacement of said items. Upon presentation of proof, the owner is entitled to claim from the tenant the full replacement and/or repair costs of the damaged items. Under no circumstances may the tenant carry out the repair and/or replacement themselves. The tenant must report any damage or breakage that occurs during their stay.

If no damage is observed, the security deposit held by the bank guarantee will be released within a maximum of 10 days.
 

10. Use of the premises: The tenant must ensure the peaceful nature of the rental and use it in accordance with the purpose of the premises and its furnishings. The tenant must report to the owner any interruptions in service (water, electricity) during their stay. The tenant must adhere to the various rules outlined in the house rules and welcome booklet. Upon departure, the tenant agrees to leave the property as clean as it was upon arrival. Any repairs, regardless of their significance, required due to the tenant’s negligence during the rental period will be at their expense. The installation of tents or parking of caravans or motorhomes on the property grounds is prohibited.

 

 

11. Accommodation capacity: This contract is established for a maximum of 6 people (2 adults, 3 children, and 1 baby). La Cabane des Prés cannot accommodate additional people, and the owner reserves the right to terminate the reservation if it is found that the number of people present exceeds the maximum of 6. No refund can be claimed following the termination of the contract by the owner.

 

12. Pets: This contract specifies that the presence of pets in the accommodation is not allowed.

 

13. Smoking: This contract specifies that the property is non-smoking. However, if the tenant is a smoker, they must respect the outdoor environment and use disposable ashtrays to ensure that neither ashes nor cigarette butts end up on the terrace, in the garden, on the path, or in the parking area of the property.

14. Parties: Parties, including bachelor or bachelorette parties, are strictly prohibited at La Cabane des Prés. If noise disturbances are reported, the owner reserves the right to evict the tenants and withhold all or part of the security deposit.

 

15. Insurance: The tenant is required to insure against rental risks (fire, water damage, etc.). They must check if their primary home insurance policy includes a vacation extension (holiday rental coverage). If not, they must contact their insurance company to request the extension or take out a separate policy. An insurance certificate may be requested from the tenant upon entering the premises.

 

16. Utility consumption: Any excessive consumption of water or electricity will result in additional charges. The electricity usage limit is 20 kWh/day, and the water usage limit is 250 liters/day.

Charging electric vehicles is permitted upon request and only at the outlet located in the parking area. The electric vehicle charging fee will be added at the time of booking and included in the rental amount. A key will be provided for the use of the outlet.

17. Nordic bath: The use of the Nordic bath is exclusively reserved for the chalet guests. The owners remind their guests that there is no supervision of the Nordic bath. It is advised that any users of the bath be covered by liability insurance. The owner declines all responsibility in the event of an accident, burns, or drowning. Any damages to the bath will be billed for the cost of repairs.

18. Disputes: Any complaints regarding the condition of the premises or the descriptions must be submitted within 3 days of entering the property. The owner and the tenant will favor an amicable resolution of disputes.

For any disputes arising from the execution or termination of this contract, only the courts within the jurisdiction of the property's location will have authority.

 Rules of la Cabane des Prés

 

GENERAL PROVISIONS: La Cabane des Prés has a maximum sleeping capacity of 6 people (2 adults, 3 children, and 1 baby). Additional visitors are not allowed to stay overnight. Children must not be left unattended. Check-in is from 4:00 PM, and check-out is before 10:00 AM. Upon departure, the tenant must leave the keys provided inside the accommodation (trash bin, electric vehicle charging socket). Entry and exit from the accommodation are via the keypad located at the entrance of the cabin.

DESCRIPTION OF LA CABANE DES PRÉS Luxury cabin fully furnished and equipped, 40m², including: equipped kitchen, living/dining room, television, Wi-Fi, toilet, bathroom with shower and bathtub, 1 bedroom (3 beds 80x200cm in bunk beds), 1 mezzanine with a 160x200cm bed and a baby bed 60x120cm, terrace with Nordic bath, barbecue, and brazier.

ETIQUETTE Please respect the furniture and equipment provided. Empty the dishwasher and refrigerator, leaving them in the same clean condition as found. Empty the Nespresso capsules. Please do not move the furniture. Kindly remove your shoes at the entrance of the cabin to preserve the solid oak flooring. Any damages observed will be charged.

UTILITIES/WASTE MANAGEMENT AND RECYCLING Water, electricity, and heating are included in the rental price. However, excessive consumption may be charged. Please turn off the lights when you leave the accommodation and respect the environment. A bin for your recycling (cardboard, plastic, paper) is located under the stairs. Once the bin is full, please place your bag in the yellow container outside. Household waste bins must be emptied regularly and upon your departure, and placed in the waste disposal area located on the lower road of the village at the entrance to the access road to the cabin. A key will be provided for access to the container. The glass bin must also be emptied. The nearest container is located near 140, lower road of the village, a few meters from the cabin.

 

NORDIC BATH Before entering the Nordic bath, it is mandatory to take a shower. It is strictly forbidden to use soap, perfume, bubble bath, sunscreen, or essential oils that could contaminate the bathwater. The use of the bath is exclusively reserved for the tenants, who are solely responsible for their children. 

The bath is not a swimming pool; please do not jump, dive, or play ball. Eating, drinking, urinating, or engaging in sexual activity in the Nordic bath is prohibited. Firewood and fire starters are provided. For extended stays, please empty the ashes from the bath into the ash bin and wait for them to cool completely before disposing of them in the household waste bin. The owner declines all responsibility in the event of an accident, burns, or drowning. Damages to the Nordic bath will be charged.

 

CLEANING Bath towels and bed linens are always included in the rental price. The cleaning fee is added as a supplement and is mandatory. We ask that you keep the cabin in the same clean condition as when you arrived. A Dyson vacuum cleaner is available under the stairs.

Please note that the cabin is NON-SMOKING! Please do not smoke inside the accommodation and do not leave cigarette butts or ashes on the terrace or around the cabin.

 

CAMERAS The cabin is equipped with 3 exterior cameras that will be taken offline upon your arrival.
